The Valuation
We begin with a friendly phone call to discuss your property, your plans, and what you’d like to achieve. This initial conversation helps us understand your goals and how we can best support you. If you’re happy to move forward, we’ll arrange a convenient time to meet at your home and tailor a marketing approach that suits you and the best way forward, including agreeing on a suitable asking price.
Exchange Ready
We like to think well ahead of the game, so it’s at this point we will connect you and with our recommend solicitors so they can take you through getting ready for exchange. We have trialled this and found that being ‘exchange ready’ early on can save on delays further down the line, the outcome has been fewer fall throughs and completion time saved of up to 4 – 6 weeks.

Accompanied Viewings
We believe accompanied viewings are key to selling your home. In some cases, we may suggest a virtual tour first to ensure genuine interest.
All potential buyers are fully qualified before viewing—no time wasters, only serious enquiries.
We recommend you vacate the property during viewings, and we’ll provide same-day feedback via text, WhatsApp, or email, followed by a call the next day where possible.
Offers
Whether the sale of your property is negotiated with a single buyer, or it sells at a closing date, we will guide you through every step of the process. When we receive an offer from a potential buyer, we will clarify the chain details if any and request financial proof that the purchase is achievable.
We will let you know immediately and negotiate on your behalf to reach a price that is acceptable to you. We will always give you an honest recommendation on each offer received.
Accepting an Offer
When an offer is accepted, we will suggest our recommended solicitors to act on your behalf and notify the buyers solicitor of all the relevant details.
Exchange of Contracts
When both solicitors are ready and all involved have agreed a mutual completion date, your solicitor will request relevant fees and deposits to be held on account in preparation of exchange of contracts. When this happens, we will contact you and confirm the completion date and offer further advice recommending removal companies etc.
Completion Day
From having your offer accepted or agreeing the sale of your own property, there is likely to be between 8 & 14 weeks in between. If you are selling with us, we request that you deliver your keys to our office when your removal company have packed your items in their vehicles and have finished. If you are buying with us, we will contact you once we have received notification from the vendors solicitor giving authority to release keys – you are then welcome to call into our office to collect the keys to your new home.
